Ownership pathways+

Registered leasehold — 30 years, renewable, registered at the Land Office; the standard route for a foreign buyer. Freehold — transferred to a Thai individual, or to a Thai company that qualifies under Thai law, where you already hold or are advised into such a structure by your own counsel. Building ownership — the villa itself can be held in your own name where the plot qualifies. The structure is chosen by your licensed Thai law firm; we present the options and introduce independent counsel, we do not advise on structuring and take no fee from theirs.

Payment schedule+

Reservation 200,000 THB, then 30% at contract signing, 30% at structure complete, 20% at roof and walls complete, 20% at handover. Every stage is released against a verified construction milestone — never against a calendar date.

Timeline & handover+

12–14 months construction from contract. Site visit or live walkthrough before anything is held. Snagging, keys and estate management onboarding at handover. Structural warranty 5 years, finishes 1 year.

We share realistic occupancy and rate assumptions for Chaweng Yai, with the maintenance, management and vacancy costs already deducted — not a headline yield.

01Can a foreigner buy here?+

Yes. The usual route is a registered leasehold — 30 years, renewable, registered at the Land Office. Freehold can be transferred to a Thai individual or a qualifying Thai company where your own counsel advises it. Your Thai law firm chooses and validates the structure; we simply document everything.

02What is the payment schedule?+

A reservation deposit, then staged payments tied to verified construction milestones. Full schedule in the buyer pack.

03Are the villas suitable year-round?+

Yes. Drainage, ventilation, shading and materials are specified for continuous tropical occupancy.

04Which schools are nearby?+
