A villa in Samui
that finally makes sense.
— 3 & 4 bedroom private-pool villas
Space for the whole family, ten minutes from everything you actually need.
A small, walkable community in Chaweng Yai for people moving here for real — minutes from international schools, supermarkets, the hospital and the beach, with room to actually live.

Lifestyle without friction.
A villa at the end of a steep, unlit road stops being beautiful by the second month. This one was planned around daily life.
“The best villa is the one that still works on a Tuesday morning.”
Three or four en-suite bedrooms, real living space, private pool.
Schools, shops, hospital and beach within ten minutes.
Plans, permits, specifications and ownership — in writing.
Chaweng Yai.
Green, quiet, central.
Above Chaweng, on the island's most serviced side. Minutes from the school gate — not forty on a mountain track.

The relocation layout — spare room, study, or staff room.
Starting prices — final price depends on plot, position and phase.
One room the family actually lives in.
Kitchen, dining and living run as a single open space onto the terrace and pool — fully fitted, European appliances, no wall between you and the children.

Warm materials.
Nothing temporary.
Stone, timber and full-height glazing — specified to live well in a tropical climate, not just to photograph well.

Turnkey: furniture, soft furnishings, lighting and kitchen equipment — coordinated with the architecture so the villa is ready to live in on handover day.
A small estate,
not a development.
A limited number of villas along a single landscaped spine, with managed roads, lighting and shared upkeep — so standards hold long after handover.

Ownership pathways+
Registered leasehold — 30 years, renewable, registered at the Land Office; the standard route for a foreign buyer. Freehold — transferred to a Thai individual, or to a Thai company that qualifies under Thai law, where you already hold or are advised into such a structure by your own counsel. Building ownership — the villa itself can be held in your own name where the plot qualifies. The structure is chosen by your licensed Thai law firm; we present the options and introduce independent counsel, we do not advise on structuring and take no fee from theirs.
Payment schedule+
Reservation 200,000 THB, then 30% at contract signing, 30% at structure complete, 20% at roof and walls complete, 20% at handover. Every stage is released against a verified construction milestone — never against a calendar date.
Timeline & handover+
12–14 months construction from contract. Site visit or live walkthrough before anything is held. Snagging, keys and estate management onboarding at handover. Structural warranty 5 years, finishes 1 year.
Built to be lived in first — rentable when you're away.
- —Designed as a home: storage, shade, quiet bedrooms, real circulation.
- —Managed short or long-term letting through a local operator, if you want it.
- —Assumptions shared with maintenance, management and vacancy costs included.
How rental works+
If you spend part of the year elsewhere, the villa can be placed into managed short or long-term rental through a local operator, with upkeep and guest handling taken care of. We share realistic occupancy and rate assumptions for Chaweng Yai, with the maintenance, management and vacancy costs already deducted — not a headline yield.
— Our position on returns
No guaranteed return is offered or implied. Any rental scenario is an assumption set, stated with its inputs, that you are free to challenge.
01Can a foreigner buy here?+
Yes. The usual route is a registered leasehold — 30 years, renewable, registered at the Land Office. Freehold can be transferred to a Thai individual or a qualifying Thai company where your own counsel advises it. Your Thai law firm chooses and validates the structure; we simply document everything.
02What is the payment schedule?+
A reservation deposit, then staged payments tied to verified construction milestones. Full schedule in the buyer pack.
03Are the villas suitable year-round?+
Yes. Drainage, ventilation, shading and materials are specified for continuous tropical occupancy.
04Which schools are nearby?+
Several international schools serving Chaweng and Bophut, roughly ten minutes away. We share the current list, curricula and fee ranges on request.
05Can I see it before committing?+
Yes — on site, or a live video walkthrough. Nothing is signed before you have seen the plot and the documents.
